We know Byron Shire is a desirable address, however selling your property can still be a stressful time, especially in a competitive real estate market like the Northern Rivers. When you stage your property with us our goal is to take some of the stress out of the selling process. We either style your home from scratch or alternatively work you’re your existing pieces and transform your home with additional furniture, soft furnishings and décor. We style your interior and exterior spaces through the lens of the Cactus Hill Project aesthetic to ensure your home is ready for a successful photo shoot and sales campaign.

The perceived value of a property within a sales campaign is an emotional experience. Sellers have often commented that they didn’t want to sell their property after we had staged it as their emotional connection with the property has been heightened. We use our styling experience and designer eye to create unique living environments that increase the desirability and sense of value of your property as the buyers experience it. Our clients have attracted more buyer interest from local, interstate and international buyers and have achieved sales above their reserve price.

The value of property styling

If you have just started the process of selling your property you may have noticed a lot of online discussion about Property Styling and Home Staging. Your selling agent may have even discussed their own in-house services and property styling cost and extra charges

Property styling costs depend on the size and location of the property, as well as how much furniture and styling is required. On average property styling costs start around $2500 + GST for a small 1 bedroom apartment. At the upper end we estimate $8000 + GST for a 5 bedroom home with multiple living spaces and all furniture, artwork and styling pieces provided.

This is certainly just a quick guide, but can give you an idea on what to budget for.

Sometimes this may seem like an extravagant expense but the benefits of property styling far outweigh the cost. Property styling can add anywhere from 5% to 10% to the final sale price, which can equate to hundreds of thousands of dollars depending upon your location.
